We have snow flurries today!! It's a bit early for this, hopefully just an anomaly. Still...


I guess it is that first 'slap in the face' to remind one that colder weather is on the way. The HVAC guy is really under the gun to finish this up.  He's still got some work to do, but this is really shaping up well.  Some real artistry of plumbing - and technology - going on here:




The jet-pack looking thing on the left is actually the boiler that will provide the heated water to the whole house, meaning the radiant floor in the garden level, the domestic hot water tank below, and to two 'air handlers' which will take the hot water from the boiler in the winter and the cold refrigerant from the air conditioning condensers in the summer for heating / cooling of the air flowing through them.  The one below, is in the garden level.  The other is in the ceiling of the second floor. There is also air filtration, humidification, and outdoor air exchange that happens by some type of dark magic that I can't explain, but it sure sounds good.  In the end, there will be only one "flame" - that in this super-boiler - that will drive all heating operations for the entire place.

Last night was the first night in the house with all this stuff up and running.  It is dead quiet in operation, the heat was very even and comfortable.  The boiler unit has a cool color display on the front that shows what the unit and all the logic is up to, how it modulates gas and fan speed with indoor and out door temperature considerations, all to drive maximum efficiency.  This combined with the spray foamed insulation on the interior of the structure and in the ceiling will make this place easy to heat ( a big change from my old place in Oak Park that leaked like a sieve) 


Below: Domestic Hot Water tank, super-insulated, has a heat exchanger inside to take heated water from the boiler and in turn heat water for use in the house.  So in addition to the large capacity, it also has the capability of calling instant heat from the boiler, creating an endless hot water service. 


Below:  A pic from much earlier this year, when the radiant heat tubes for the floor of the garden level were embedded in the concrete.  That boiler above will also provide the hot water that will circulate in the orange tubing in the cement and heat the floor.
